MULTIFAMILY

Our multifamily strategy is centered on Class B “workforce” housing, although we transact as well on newly-constructed Class. A buildings in lease-up, “de-conversions” of well-located condominiums to multifamily rental assets, and furnished corporate housing.

Both directly and in partnership with experienced local operators, we invest in properties across the U.S. surrounded by historically stable employment bases, access to transportation and appealing neighborhood amenities. We are active, long-term investors across healthcare real estate from senior housing to the post-acute sector, including both real estate assets and healthcare operating companies. Our strategy, alongside our operating partners, is to steadily add value by adjusting positively a variety of levers, including capacity, occupancy, margin and rate. Structured credit

GMF partners with senior and junior lenders to provide mezzanine loans to proven operators in specialty asset classes, including healthcare, in debt markets characterized by limited liquidity.

Structured credit

Separately, utilizing fixed-income instruments and derivatives to maximize efficiency, GMF constructs portfolios of loans and typically sells them to managers of collateralized loan obligations (CLOs). With a primary focus on acquiring and warehousing senior-secured bank loans, GMF and its partners seek majority stakes in CLO equity tranches to maintain control rights and to ensure that we are fundamentally aligned with those who acquire the CLOs.
